Before signing a commercial lease, photograph everything and check the break clause

Commercial leases often make you responsible for repairs, and when you leave you may have to return the unit in better condition than you found it. Before you sign, agree a photographed schedule of condition and attach it to the lease. It's your evidence of the state the property was in on day one. Read the break clause closely too. Many only work if every condition is met exactly: rent fully paid, the property empty, the notice served correctly. Miss one and you may be stuck for the full term. It's worth paying a solicitor to review the lease before you sign.
